Pricing

We are a Chapala based design and construction organization doing things a little differently.

Firstly, we can manage and support you through the whole of your property project. From initial design to handing over of the keys.

Yamanqui does the architectural design and the engineering; this means anything he designs, can be constructed. No issues with the design principles not also meeting the practicality of it actually being built.

HOW DO WE WORK?

Consultations and initial drawings are provided with no cost or obligation. We only start to charge fees after you are happy and we understood your requirements. Also, that you like the look and feel of the proposed design.

Design and Architect fees once you formally instruct us are $300 Mexican Pesos per square meter ($27.88 Mexican Pesos per square foot). Post final design and Architect plans, you decide whether you wish to appoint us to build or will appoint another contractor.

Our aim is transparency. Unlike other contractors we do not charge by square meter of build. There are no hidden profits. Elevated pricing, or danger of substandard materials being used. There is no vague price for the job, where you are not clear how much is being spent and on what. You only pay for actual cost of materials and actual labor used.

We work to your budget and your choices.

If you require us to, we will assist, source, or recommend, fixtures, fittings and finishings. From known and reliable providers. Or you can select and instruct us to negotiate the price of items you have directly sourced. We will use our buying power and supplier relationships to provide you with the lowest possible cost of materials. Any discounts get passed directly to you.

Wherever it is possible, labor will always be paid by meter square completed. Ensuring speed of build, and no extra labor costs, as project progresses. However, to ensure quality as well as quantity, some workers will receive a set pay for certain activities. This split is defined, up front in your budget.

You will receive the right balance of labor by meter square, versus weekly pay, to ensure quality is not sacrificed for speed.

All workers are IMSS registered so you can be sure of no governmental issues at any point during the build.

​

Initially we will provide you with a budget for the project. This will be based on actual cost of materials at that point, with a safety net built in, to accommodate price rises. Finally, you will only pay for the actual cost of materials, therefore, if we negotiate lower prices than anticipated, and there is no price increases, this is all you pay for.

Labor costs are also calculated up front, including labor costs for installation of all fixtures, fittings and finishings. Even if that point they have not been selected. You control and decide, how much you want to spend on details and quality of fixtures and finishings.

 

We charge a monthly project management fee of 15% of the direct costs. Direct costs are all the costs related to build materials, fixtures and fittings and Labor, but not stand alone furniture or appliances. The fee is defined when the budget for the project is agreed. It is payable monthly in arrears. The final fee payment will be adjusted to reflect any reduction or increase in direct costs.

For this fee you receive the following services

  • A realistic timeline of works to completion

  • Selection, appointment and management all workers and subcontractors. Within legal and safety guidelines

  • Checks and monitoring of the quality of their work

  • Purchase and timely delivery of all materials required for the build

  • Management and adherence to any HOA or Town Hall guideline’s and maintenance of a good working relationship with them at all times

  • Organization of all elements of the project to ensure it is completed within the agreed timeline. Subject to weather and availability/lead times of materials and fixtures.

  • Negotiations with suppliers to achieve lowest possible costs, on your behalf.

  • Effectively manage the project to not exceed agreed costing levels. Subject only to changes or additions not initially identified.

  • Effectively resolve and communicate any issues that arise during the construction period

  •  Undertake a full snagging list before hand over, and to resolve any issues within an 8 week period post completion

  • Provide a guarantee on all completed work for a period of 6 months post hand over

  • Provide in writing any extra costs related to requested additions or changes to plans

 

Each week you will receive

  • A written report outlining actual labor costs and materials bought, for that period.

  • An update on the timeline progress for that week.

 

Each month you will receive

  • A copy of all invoices for materials bought.

  • A detailed breakdown of meters square completed, and labor costs.

  • Photos of progress and a progress report to the defined timeline.

 

At the end of the project you will receive

  • A ledger book showing all monies received and all monies paid out

  • A folder containing all invoices by week and by month. So you will easily be able to source any receipts you need.

  • A file with all the electrical and water plans. Also source codes, names of product selected and details of suppliers. For any fixtures and fittings used.
